On February 17 and 18, 2026, we hosted our fourth round of community meetings – both virtually and in person – to share a progress and planning update for the Park Badger redevelopment. Thank you to everyone who participated and shared thoughtful questions and feedback.

As the project continues to evolve, we’re refining details based on community feedback and ongoing planning efforts. Across both meetings, several consistent themes and questions emerged:

  • Transportation and BRT Integration: Questions focused on how the development connects to the Bus Rapid Transit (BRT) system, pedestrian access, and broader traffic safety improvements being evaluated by the City.
  • Project Financing: Attendees asked about the use of 4% and 9% Low-Income Housing Tax Credits. The team shared that 4% credits provide more certainty in funding, helping move the project forward more reliably.
  • Future Homeownership Opportunities: There is strong interest in ownership options. While this phase is rental, future phases may explore opportunities to incorporate homeownership.
  • Senior Housing Design: Questions about the dedicated senior floor, including how it functions and accessibility. The team will continue refining this approach.
  • Amenities and Open Space: Interest in outdoor and shared spaces, including grilling areas, green space, and gathering areas.
  • Family-Friendly Spaces: Questions about spaces for children. While no dedicated play structure is planned, the site will include areas for families to gather and spend time together.
  • Sustainability Features: Interest in environmentally friendly elements, including solar panels, EV charting stations, and composting (which the team will continue to explore).
  • Parking and Mobility: Questions about parking supply, EV infrastructure, and whether additional pedestrian connections could be added in future phases.
  • Safety and Property Management: Questions about supervision, security, and how shared spaces will be managed to ensure a safe and welcoming environment.
  • Affordability and Income Limits: Clarification requested on how affordability works, including Area Median Income (AMI) and how rents are determined.
  • Leasing Timeline: Questions about when to apply, with applications anticipated to open approximately four months prior to construction completion.

We’re grateful for the time, thoughtfulness, and care this community continues to bring to the conversation, and we look forward to keeping the dialogue going as the project evolves.

What are the next steps?

  • The entitlement process is actively underway.
  • Additional materials, including unit mix by income and a survey to guide public art exploration, will be posted to this site soon.
  • The project team continues to evaluate options and design elements.
  • Community input will be shared with the City of Madison and incorporated into future planning phases.
