Plans to overhaul the area around a former bus transfer point at the intersection of South Park Street and West Badger Road are now expected to bring 200 income-restricted apartments and underground parking to Madison’s South Side along with a new fire station and consolidated health care services.

Updated designs released this week by the Community Development Authority and its private partners feature an eight-story building on the corner with about 160 one-bedroom through three-bedroom units and a five-story building next door with about 40 units for seniors. All of the apartments would have in-unit laundry, and most would have a balcony or patio, in addition to shared community spaces indoors, on the rooftops and between the buildings.

Current plans would reserve most of the units for people making up to 60% of the area median income and cap the rest at 30%, 50%, or 70%. (Dane County’s area median income in 2024 was about $88,000 for one person and $126,000 for a family of four.)

The eight-story building would also have clinic, lab and office space for Public Health Madison and Dane County, while the five-story building would house an expanded Fire Station No. 6 in addition to apartments. Two levels of underground parking with roughly 300 total spaces would be shared by residents and the buildings’ other users.
