Phase 1 of the Park Badger Redevelopment will encompass 160 workforce housing apartments, a new consolidated office space for Public Health of Madison and Dane County (PHMDC), 40 senior housing apartments, and the new home of Fire Station No. 6.

 

 

The first phase is broken into two distinct buildings located over a common underground parking garage that will serve all residents, guests, and employees. A new access road along the north side of this phase will provide access into the garage as well as areas for trash pick up, maintenance, and a return route for the Fire Department vehicles.

 

 

Building “A,” located prominently on the corner of S. Park Street and Badger Road, will contain the new PHMDC facility on the ground floor and a portion on the second floor. The remainder of the second floor and floors 3-8 will contain a mix of one-, two- and three-bedroom apartment homes. The rooftop of the second floor will contain outdoor amenities for the residents of the building, including outdoor cooking and gathering areas. In addition to the outdoor spaces there will be a club room and fitness area adjacent to the outdoor plaza for the use of the building residents.

 

 

Building “B,” located further down Badger Road, will be the new home for Fire Station No. 6 – including all of its housing and office functions alongside the apparatus bay for the vehicles. The Fire Station will occupy the ground floor and part of the second floor as well. The rest of the second floor and floors 3-5 will have one-, two-, and three-bedroom apartment homes serving seniors. The rooftop of the apparatus bay will also serve as an outdoor area for use by both the building residents. Like Building “A,” this building will also have a club room and fitness center adjacent to the rooftop outdoor areas.

 

 

Between the two buildings will be a new outdoor greenway park that will be open to the public. This new greenway will include plantings, trees, outdoor gathering spaces, and areas for public art have been identified. When Phase 2 is built this greenway will extend from Badger Road all the way through to Hughes Place – connecting the Village on Park Street, the Black Business Hub, and El Centro on the north end to Madison College’s campus on the south end.

 

 

Both buildings will have amenities like in-unit laundry and private resident storage, as well as bike parking and underground parking that will be included in rent. The entrances to the residential portion of each building are located on Badger Road, on either side of the new greenway – creating a more residential feeling to the entryways and a visual connection between the two lobbies.

The PHMDC will have a more prominent entry door at the corner of Park and Badger. Fire Station No. 6 will also have its own prominent entrance on Badger Road, to the west of the residential entry for Building “B.”
